“What should I buy?”
It’s the first question most people ask me. It’s also the wrong one.
First, start with these three questions:
Answer those, and “what should I buy?” gets a lot easier. Sometimes the answer is “nothing yet”, and that’s a good answer too. This is the hardest thing a property agent can say, but I say it anyway, much to my wallet’s dismay.
Every family’s situation is different, but my process never changes. These four steps come first, in this order, before I recommend a single property.
Firstly, why do you want to make this move? Is it for your family, or for investment? Your answer shapes everything that follows.
We start with you: where you are today, what your family needs, and where you want to be in 5 to 10 years. No property talk until that’s clear.
I’m an enthusiastic number-cruncher, so this part is my favourite. I’ll help work out your cash, CPF, loan limits, and financial reserves, explaining them in plain words, so you know what you can comfortably afford, and whether you can stretch.
No guesswork, no “it should be fine”. Every figure is checked and explained, so you know exactly where you stand before you commit.
Next, we’ll examine every option on the table: buy, sell, hold, or do nothing yet. We’ll weigh projects, locations, market sentiment, and supply and demand, along with the trade-offs of each.
A good deal on paper isn’t always a good decision for your family, so we’ll lay your options side by side, including the option of waiting.
Finally, I’ll give you a straight answer: buy, sell, hold, or wait. If a project isn’t a good buy, I’ll tell you. Sometimes it’s “go”. Sometimes it’s “not yet”. Both are perfectly acceptable answers.
This is where it comes together. You get a clear recommendation, backed by numbers and logical reasoning, and the decision stays yours. No pressure, ever.
