Property Strategy

Every Property Decision Starts With the Right Questions.

Should you buy, sell, hold or upgrade?

There isn’t one answer that works for everyone.

Whether you’re buying your first home, selling an existing property or planning your next move, I help you understand your options, work through the numbers and make decisions with greater confidence.

Here’s how I work with you.

BUYING A PROPERTY

It's Not Just About What You Buy. It's About Why You Buy It.

Finding a property is one thing. Knowing whether it’s the right property for you is another.

1 Understand Your Needs

We start with a conversation about your current situation, lifestyle, family needs and long-term plans.

Are you buying for your own stay, investment or both? What matters most to you today, and what might change in the next 5 to 10 years?

2 Work Through Your Finances

Before viewing properties, we’ll look at your affordability, CPF, cash, loan options, stamp duties and monthly commitments.

The goal is to understand what you can comfortably afford, not simply how much you can borrow.

3 Compare Your Property Options

Should you consider a new launch or resale property? Freehold or leasehold? Which location and development best suit your needs?

I use market data, comparable transactions and my Property Radar to help you understand the differences.

4 Select the Right Property and Unit

Once we’ve shortlisted a development, we’ll look deeper into the individual units.

For new launches, my 3D Property Explorer helps us compare stacks, facing, layouts, views, west sun exposure and possible obstructions.

We’ll also consider pricing and how attractive the property may be to future buyers.

5 Negotiate and Complete Your Purchase

From making an offer to reviewing the purchase timeline, coordinating financing and working with your solicitor, I’ll guide you through each stage.

The aim is to make a well-informed purchase with a clear understanding of your next steps.

SELLING A PROPERTY

Selling Is More Than Finding a Buyer. It’s About Having the Right Plan.

Every property has its strengths. The question is how we position them to attract the right buyers and achieve a good outcome.

1 Understand Your Reason for Selling

Why are you selling? Are you upgrading, right-sizing, relocating or restructuring your property assets?

Before we put your property on the market, we’ll discuss your objectives and what you plan to do after the sale.

2 Study Your Property’s Market Value

I review recent transactions, competing listings, market conditions and the unique features of your property.

This helps us understand a realistic selling range and how to position your property in the market.

3 Plan Your Selling Price and Timeline

Setting the right asking price matters.

We’ll discuss your pricing strategy, expected sale proceeds, outstanding loan, CPF refund where applicable and the timeline for your next move.

If you’re also buying another property, we’ll work through whether selling or buying first makes more sense.

4 Present and Market Your Property

A good property deserves a good presentation.

Depending on the property, we may use professional photography, home tours, short videos, property portals, social media and targeted marketing to reach suitable buyers.

The focus is not simply getting more enquiries, but attracting buyers who see the value of your property.

5 Manage Viewings and Negotiate Offers

My team and I coordinate enquiries, arrange viewings, follow up with interested buyers and assess offers.

We’ll look beyond the offer price to consider the buyer’s financing, conditions and preferred completion timeline.

6 Manage the Sale Through Completion

Once an offer is accepted, we’ll coordinate the transaction timeline, documentation and handover arrangements with the relevant parties.

If you’re moving into another property, we’ll also help align the dates to reduce unnecessary disruption.

PLANNING YOUR NEXT PROPERTY MOVE

Should You Sell, Hold or Restructure?

Sometimes, the biggest property decision isn’t which home to buy.

It’s deciding what to do with the property you already own.

Perhaps you’re considering upgrading from an HDB flat to a condominium. Maybe you’re thinking of selling an investment property, right-sizing or keeping your existing home.

Before making a move, I help you look at three important questions.

1 Where Are You Today?

We’ll review your existing property, outstanding loan, available cash and CPF, household income and financial commitments.

2 What Are Your Options?

We’ll compare the financial and practical implications of selling, holding, upgrading or restructuring, including relevant taxes, financing rules and timelines.

3 Where Could Each Decision Take You?

We’ll look at how each option may affect your cash flow, future flexibility, property ownership and longer-term goals.

Sometimes, moving forward means buying another property.

Other times, the better decision may be to wait.

The important thing is knowing why you’re making that decision.
