What's My Home Worth?

Tell me about your property and I’ll come back with an estimated market value — what it would likely sell for in today’s market, and the reasoning behind the number.

Instant, free, no obligation — you’ll land on the PN-Value instant estimate, co-branded with my details.

An estimate, not a valuation report — and why that's a good thing

Straight up, because it matters: I’m a licensed real estate salesperson, not a licensed valuer. A formal valuation report is a different piece of work, done by a valuer, usually because a bank has asked for one.

What I give you is an estimated market value — my read on what your home would realistically fetch today, built from recent transactions around you and adjusted for the things that actually move a price. For most people deciding whether to sell or hold, that’s the more useful number, and it costs you nothing.

How It Works

1. You tell me about the property. Four fields in the form below. That’s the whole ask.

2. I run the numbers. I look at what’s actually transacted around you — not asking prices, which are opinions. Then I adjust for your floor, your facing, your size, your condition and how much supply is sitting near you right now.

3. We talk it through. You get the number and the reasoning. If the answer is “hold”, I’ll say so. I’ve talked more people out of selling than into it, and my wallet has noticed.

What Actually Moves Your Price

Most homeowners expect the answer to be the property. It’s usually these:

  • Recent transactions in your development and the ones beside it. Buyers and their banks both anchor to these, so they set the practical ceiling.
  • How much is for sale near you right now. You are not priced in isolation. You are priced against your neighbours who are also selling this month.
  • Floor, facing and view. In the same block, the same layout can trade several percent apart. Higher floors and unblocked views earn real money — and a view that will be built over in three years does not.
  • Layout and efficiency. A good three-bedroom and an awkward three-bedroom are the same size on paper and different prices in practice.
  • Condition and how it shows. Not renovation cost — how easily a buyer can imagine living there.
  • Lease decay, for leasehold. A 99-year lease at 40 years old is not the same asset as one at 12 years old, and the market prices that in.
  • Timing against supply. Which new launches are handing over near you this year decides how much competition you have for the same buyer.

Why Start Here Rather Than With a Listing

Because the number decides the decision, not the other way round.

If your home is worth more than you assumed, you have options you didn’t know you had — an upgrade, a second property, or simply staying put with a clearer picture. If it’s worth less, better to find out now than after you’ve committed to a move.

Either way you’ll know what you’re actually working with before you spend anything, sign anything, or talk to anyone.

“Can't I Just Use an Online Calculator?”

You can, and you’ll get a number in ten seconds. It’ll be based on your development or your postal district, because that’s all a calculator can see.

It won’t know you’re on the tenth floor with the unblocked view, that your unit was reconfigured, that six units in your stack are also on the market, or that a project handing over across the road will add supply next quarter.

That’s not a reason to distrust the calculators. It’s a reason to treat them as a starting point rather than an answer.

START WITH YOUR NUMBER.

You’ll get an estimated market value and, if you want the reasoning behind it, book a consultation below. No obligation, and no follow-up campaign if you decide it isn’t the right time.
